Hoarding cleanup in Mason, Lansing and Eaton Rapids

We have seen it before.

That is the first thing worth saying, because it is usually what people are most worried about. We are not going to react to the condition of the house. We are not going to ask how it got this way. We are not going to talk about your home to anyone. We show up, we work, and we leave the place clear.

Most people who call us are not the person who lives in the house. They are an adult child, a sibling, a landlord, or someone who just got handed a set of keys and a deadline. If that is you, you are not the first and you have not waited too long.

What it costs

Most whole-house hoarding cleanouts run between $4,000 and $10,000.

What moves the number is volume, how much of the house is affected, whether there is animal waste or water damage underneath, and how much has to be sorted rather than hauled. We give you a firm price after we see the property, and that price does not change unless you ask us to do more work.

The estimate is free and there is no charge for the visit.

That price covers everything. We bring a 30-yard dumpster that is driveway safe, and labor and dump fees are built into the quote. No permit is required. Nothing gets added at the end.

We take a payment down up front and the balance when the job is complete.

How long it takes

Two to four days for most homes.

We do not disappear for a week in between. Once we start, we stay on it until the house is clear.

What happens to everything

We sort as we go. Anything in usable condition goes to Goodwill. Anything recyclable gets recycled. The rest is hauled and disposed of properly.

If you want us to look for specific things — documents, photographs, jewelry, anything that matters — tell us before we start and we will set them aside. This is common and we are used to it. People find things they thought were gone for good.

Do you have to be there?

No.

Some people want to be on site for the whole job. Some want to walk through at the start, hand us a key, and come back when it is done. Some are three states away and handle the entire thing by phone. All of those are normal and all of them work.

What we can do after

We can deep clean the property once it is empty, handle minor repairs to damage the hoarding caused, and install new locks on the doors if the situation calls for it.

The fastest way is to text a photo to (517) 883-3593. A few pictures of the worst rooms is usually enough for us to give you a range the same day. If you would rather not send photos, call and we will come look.
